What About My DTI Ratio?

A couple of things you should know about your DTI Ratio (Debt to Income). Most banks and financial institutions generally accept a DTI Ratio of up to about 40% to prospective borrowers. In other words, most banks and financial institutions want borrowers whose new mortgage payment plus all other monthly expenses do not to exceed forty percent. You should know, your DTI is measured by your gross income (before taxes), not your net  income (after taxes). Also, when it comes to buying a home, like most people, your DTI is computized between you and your spouse or all parties involved in the purchase of the home. Something else you should know about your DTI Ratio. When computing a DTI Ratio, only items which are monthly fixed payments are taken into account as debt. Items such as a mortgage, car note, insurance, credit cards, furniture, and student loans. Items such as fast food, movies, utilities, clothing, gifts, gasoline, entertainment, etc are not taken into account as debt to determine your DTI Ratio.
